Checklist for the Mortgage Applicant

This is a checklist of documents most lenders will require in order to process your application. Documents required by your lender may vary, so be sure to follow the instructions of your lender accurately. You may print this list and use it to gather your documentation.

Buyer's General Financial Information:

   W2s 1099s or 1040 tax returns for the past two years, along with recent pay stubs.

   Profit and Loss Statements (when self-employed) for current year and previous two years.

   List of savings bonds, stocks and investments, and their approximate market values. 

   List of inheritances and their cash values.

   List Information on all open bank accounts, including:

   account numbers

   addresses

   balances

   past two months statements

   List all account numbers, addresses, payments and balances on all open liability accounts: 

   credit cards

  personal and cosigned monthly installment loans (include past two months statements 

   Copy of lease agreement(s) on rental property you own, mortgages held, and notes due.

   Verification of Additional Income

   veteran's benefits

   social security

   pension

   trust fund

   disability

   interest income

   commission

   bonus

      Copies of child support, alimony, and separate maintenance payments, with:

   agreements

   decrees

   cancelled checks

Other Buyer Documentation

  Copy of contract or approval on sale of current home, if applicable.

   Copy of military orders, if applicable.

   Copy of title to any boats or motor vehicles, if paid in full.

   Certificate of Eligibility (VA Loans only)

Information About the Purchase

   Signed copy of a sales contract

   Copy of cancelled deposit check (earnest money on house)

   If down payment is a gift from a relative, you will need the following: 

   Copy of gift letter

   Copy of gift check

   Copy of deposit slip for gift check
